Community Association Manager who is responsible for a developer controlled and transitioning properties.

Responsibilities:
o For assigned properties, ensure that efforts fully meet and exceed community association contractual obligations.
o Direct the day to day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, snow removal, architectural changes, and other operations.
o Direct and staff in the accurate and timely execution of tasks and problem resolution to support the community associations and their boards.
o Direct and enforce rules and restrictions; have thorough knowledge of all contract terms and requirements.
o Carry out board instructions.
o Manage association business as directed and in compliance with regulations and association covenants and by-laws.
o Develop operating budgets.
o Analyze and distribute monthly financial statements.
o Solicit, negotiate and manage vendor contracts.
o Make appropriate recommendations to the board in a timely manner.
o Finalize and approve all written reports for distribution.
o Attend Board of Directors meetings.
o Perform visual inspections of each assigned property.
o Review delinquency status report.
Education & Qualifications
o 5
years' experience managing a portfolio of homeowner associations.
o Proficient in MS Office including word, excel and outlook.
o Reading and understanding financial statements and generating operating budgets are required.
o Strong customer service, presentation and communication skills are required.
o Successful contract negotiation and vendor selection skills.
o Ability to multi-task and manage multiple changing priorities.
o CMCA preferred, but not essential
Salary: To $65,000 DoE plus competitive benefits package
